Terms of use
Last updated 29 October 2026
These terms apply when you use ONICC Residential, provided by ONICC Labs (Pty) Ltd (registration number 2026/817954/07). By signing in you agree to them. Please read them with the privacy policy.
1. These terms
Your complex (its body corporate, home owners' association or managing agent) has an agreement with us to use ONICC Residential. These terms cover how you, as a resident, tenant, trustee, staff member or contractor, use the app. Your complex's own rules continue to apply to life in the complex.
2. Accounts
- Accounts are created by invitation from your complex administrator. Your access and role are set by your complex.
- Keep your password and two-step verification codes to yourself. Tell your complex administrator at once if you think someone else has used your account.
- Give accurate information. You are responsible for what is done through your account.
3. Using the app responsibly
You agree not to:
- create visitor passes for people you do not intend to let in, or share a pass so that someone else can use it;
- enter other people's personal information without a good reason, or post private details (phone numbers, ID numbers, addresses) on the community board;
- post anything unlawful, abusive, discriminatory or misleading, or impersonate someone else;
- try to reach records you are not allowed to see, interfere with the app's security, or copy information out of it automatically.
Community posts are checked by a moderator and can be removed. Your complex may act under its own rules if these terms are broken.
4. The emergency button
The emergency button alerts your complex's own security team and trustees. It does not contact the police, an ambulance or the fire service. In an emergency, also call 10111 (police), 10177 (ambulance and fire) or 112 from a cell phone.
Alerts depend on your phone, its settings and its connection, on the notification services of your phone, and on people being available to respond. A phone on silent or with notifications switched off may not make a sound. We cannot guarantee that an alert is seen or answered within any time. Do not use the button except in a real emergency; if you press it by mistake, use “I pressed this by mistake” straight away.
5. Content and records
Information you add (requests, posts, photos, notes) remains yours or your complex's. You allow us to store, display and process it to provide the app to your complex. Notices, minutes, resolutions and other governance records are the complex's records and its responsibility; some are kept even after you leave, as the privacy policy explains.
6. Fees and payments
Residents are not charged through the app, and the app takes no payments of any kind. ONICC Residential has no financial functions: levies, statements and payments are handled by your complex's managing agent. Any fees for the service are agreed in writing between us and your complex.
7. Availability and changes
We work to keep the app available and secure, but it may sometimes be unavailable, for example during maintenance or because of problems with networks or providers beyond our control. We may improve or change features; when a change affects how you use the app, we will tell you in the app.
8. Intellectual property
The app, its software, design and name belong to ONICC Labs (Pty) Ltd or its licensors. You may use the app only as these terms allow and may not copy, resell or reverse-engineer it. Open-source components are used under their own licences.
9. Liability
To the extent the law allows, we are not liable for loss caused by events outside our reasonable control, by information entered incorrectly, or by the actions of other users, your complex or its service providers. Nothing in these terms limits any right you have under the Consumer Protection Act, 2008, the Protection of Personal Information Act, 2013 or any other law that cannot be excluded by agreement.
10. Suspension and ending access
Your complex administrator controls your membership and can end your access, for example when you move out. We may suspend an account that is used to break these terms or put others at risk, and will tell your complex when we do.
11. Law and contact
These terms are governed by the law of the Republic of South Africa. We may update them and will show the date at the top; using the app after a change means you accept the updated terms.
Questions: ask your complex administrator, who can pass your question to us. See also the privacy policy.
